- Okefenokee Swamp: 20 minutes
- Jacksonville International Airport (JAX): 45 minutes
- Jekyll Island & St. Simons Island: 1 hour

How big is the property?
Tousant Family Farm consists of 85 private, gated acres with a single controlled entrance and exit. It has multiple distinct filming environments, including secluded woods, sandy roads and trails, open fields and pastures, a pond with small islands, winding waterways, moss-draped live oaks, working farm areas, and rustic/salvage settings.
How do location scouts schedule an in-person visit?
Location scouts can easily book an in-person or virtual property tour by emailing info@tousantfarmfilms.com. We do not have rigid tour days or hours, and scouting visits are offered at no cost. We kindly ask for approximately three days' notice so we can ensure site accessibility and dedicate time to guide you through areas relevant to your production. Tight deadlines? Contact us anyway—we do our best to accommodate rush requests.
What are your rules regarding temporary sets and modifications?
Temporary sets, custom set construction, and reasonable property alterations are warmly welcomed with advance approval and coordination. Any clearing of vegetation, digging, painting, or moving of farm structures must be discussed and agreed upon in advance, with a clear property restoration plan established before production wraps. On-site equipment and other movable items may also be available for use as props with prior approval.
Can we schedule overnight shoots or loud scenes?
Yes, overnight shoots, night filming, simulated gunfire, smoke, controlled fire, stunts, and loud sound effects are permitted by prior arrangement. Because our property includes working-farm animals and neighboring properties, we require early notice to implement appropriate safety measures and coordinate schedules.
Are crew members permitted to interact with or film the farm animals?
What information should we include in our first inquiry?
The most helpful information is your project type, proposed shoot/prep/wrap dates, estimated cast and crew size, filming hours, vehicle count and types, areas of interest, basecamp needs, animals or equipment requested, set construction or landscape changes, and any stunts, drones, special effects, fire, smoke, weapons, or unusual production requirements. Those details allow us to provide a more accurate quote and determine whether we can accommodate your production’s specific needs.
Can we get a virtual tour before traveling to the property?
Yes. Contact us and we can arrange a virtual tour or provide additional current photographs/videos of areas you are considering.
What makes the property particularly useful for filming?
One of our biggest advantages is the variety of looks available within one location. A production can move from an authentic working farm to open pasture, a Southern live oak setting, secluded woodland, pond scenery, rustic roads, or a post-apocalyptic-style salvage area without relocating the company.
Are there areas without visible modern development?
Yes. Our secluded back acreage offers camera angles with no visible modern development, neighboring homes, roads, or other obvious signs of civilization. One home may be visible through the trees from a small portion of the property, so we recommend scouting specific camera angles in person.
Do you have a standard filming rate?
Production rates are quoted based on the scope and impact of each project, including crew size, vehicles, hours, areas requested, equipment, set construction, prep/wrap requirements, and other production needs.Photography rentals, music videos, and independent films have separate hourly or daily rates.
How long is a standard production day?
Production rates are quoted by the day rather than by the hour. Your booked production day includes access to the approved areas of the property for the filming schedule agreed upon in advance. We understand production days can be long and schedules can change, so we aim to provide crews with the flexibility they need without hourly restrictions. Overnight and extended shoots are welcome with advance coordination. Please note that scenes involving loud or disruptive noise, particularly at night, may require prior approval from county officials.
Is exclusive use of the property available?
Yes, exclusive access to agreed portions of the farm—or broader property exclusivity—can be discussed depending on the production's needs.
Can we film overnight?
Yes. Night shoots, early calls, overnight filming, and extended schedules can be accommodated with advance approval.
Can productions build temporary sets?
Yes. We welcome temporary set construction and set dressing with advance approval. Tell us what you're trying to create—we're willing to explore ways to make the property work for your production.
Can we modify the landscape?
Yes. Reasonable selective clearing, trail adjustments, temporary installations, digging, moving materials (props), and other reasonable landscape modifications may be considered. All modifications require advance approval, and restoration may be required after wrap.
Can existing items be moved or used as props?
Many nonpermanent items may be repositioned or incorporated into a production with permission. If you see something during your scout that works for your scene, ask us.
What is the Salvage Yard?
The Salvage Yard is what we lovingly call all the junk we’ve somehow collected over the years. It contains weathered materials, old equipment, machinery, rural relics, scrap metal and other naturally aged items that can work particularly well for abandoned, distressed, survival, industrial, Southern Gothic, or post-apocalyptic scenes. Availability of individual items should be confirmed before filming.
What animals are available?
The working farm may include horses, goats, pigs, chickens, roosters, ducks, turkeys, dogs, and other animals. Specific animals and their availability change over time, so please confirm any animal essential to your production. If we do not have a particular animal, we may be able to arrange one depending on the animal and production timeline. Please note these are not trained animal actors.
Can our actors interact with the animals?
Yes, depending on the animal and scene. Feeding, touching, handling, moving, riding, or entering animal enclosures requires advance approval and appropriate owner supervision. Animal welfare and safety always come first.
Do you have tractors or heavy equipment available?
Yes. The property has working farm machinery including a tractor/front loader and excavator. Owner-operated equipment assistance may be available by prior arrangement.
Can our crew operate the tractor or excavator?
Heavy machinery is not available for unrestricted crew operation. If machinery is needed for set preparation, terrain work, moving materials, or as part of a scene, discuss the requirements with us in advance.
Are utility vehicles available?
A side-by-side and golf cart may be available by prior arrangement for transporting people or equipment around the property.
Can production vehicles reach the remote areas of the farm?
Roads and trails provide access to many portions of the property. Access depends on vehicle type, weather, and ground conditions. Some remote areas may be better reached by smaller utility vehicles or on foot. We can determine appropriate routes during your scout.
Is there space for basecamp and crew parking?
Yes. We have large open areas that may accommodate crew parking, production vehicles, equipment trailers, staging, catering, and basecamp operations. Large-production vehicle requirements should be discussed in advance so we can evaluate the appropriate layout and access.
Can the property be rented only for basecamp or staging?
Yes. Productions working elsewhere in the Folkston/Okefenokee area may inquire about using the farm for production parking, staging, equipment, or basecamp without filming on the property.
Is electricity available?
Yes, electricity is available in limited/designated areas. Productions requiring substantial power should discuss their electrical requirements in advance and may need production generators.
Is water available?
Yes, water is available in designated areas. Specific connection needs should be discussed before production.
Can we bring generators?
Yes. Generators are welcome in approved locations with appropriate fuel handling, fire safety, and noise considerations.
Is internet or cell service available?
Internet (Starlink if needed) and cellular service are available on the property, including high-speed internet in supported areas. Connectivity should be confirmed if your production requires reliable service in a specific remote portion of the acreage. Major carriers, including Verizon and T-Mobile, generally have reliable connectivity on the property, though service may vary in remote areas.
Are restrooms available for large crews?
Productions may bring portable restrooms or production restroom trailers. Requirements should be coordinated based on crew size and length of stay. For self-contained RV units requiring black- or gray-water disposal, septic access may be available by prior arrangement.
Is indoor production or support space available?
Indoor support or staging space may be possible with advance preparation but is not guaranteed. Let us know what you need when submitting your inquiry.
Can we bring catering, tents, wardrobe trailers, or hair and makeup trailers?
Yes, subject to the production footprint and approved staging plan. Catering setups, tents, support vehicles, and production trailers can be discussed during planning.
Are drones allowed?
Drone filming may be permitted with advance approval. Productions are responsible for complying with applicable FAA rules and any other requirements governing their operation.
Are smoke, fire, simulated weapons, or special effects permitted?
These are considered individually. Open flame, smoke, pyrotechnics, simulated gunfire, weapons, stunts, significant special effects, or similar activities must be disclosed and specifically approved in advance, with appropriate safety measures and any required permits.
Can we make loud noise or use amplified sound?
Yes, but playback, amplified sound, loud scenes, and similar activities should be disclosed beforehand, particularly for nighttime productions and scenes that could affect animals or surrounding properties.
What insurance is required?
Professional productions are required to provide a Certificate of Insurance (COI) naming Tousant Family Farm LLC as an Additional Insured and Certificate Holder prior to property load-in. The COI must feature appropriate general liability, third-party property damage, and statutory workers' compensation coverage. Exact insurance limits will depend on the scope, crew size, and risk of the production and must be confirmed before booking. Your production remains solely responsible for its activities, crew safety, and any site restoration required post-wrap as agreed upon.
Are permits required?
Productions are responsible for obtaining permits, licenses, FAA authorizations, or other approvals legally required for their activities. We can provide property information needed for the process when appropriate.
Is a location agreement required?
Yes. Productions must execute an appropriate location agreement before filming. Requirements for small portrait photography sessions may differ from larger commercial or film productions.
Is a security or damage deposit required?
Projects involving significant equipment, large crews, set construction, landscape alterations, animals, or special effects may require a deposit, while smaller photography sessions generally do not.
Are prep and wrap days available?
Yes. If your art department or production team needs access before or after filming for construction, dressing, load-in, strike, or restoration, include those dates in your initial inquiry so they can be included in the quote. Prep and wrap days may be offered at a reduced rate compared with principal filming days.
What happens if it rains or the ground becomes too wet for heavy vehicles?
This is a natural working farm, weather can affect roads, trails, fields, water levels, and vehicle access. We will work with productions to identify appropriate access routes and alternatives, but ground conditions and safety take priority. Because much of the property has sandy soil, drainage is generally fairly quick
Will the farm look exactly like the website photographs when we arrive?
Not necessarily. Tousant Family Farm is a working farm and natural environment. Vegetation grows, trees may fall, water levels change, animals come and go, equipment moves, and structures or props may change. If a particular feature is essential to your production, please confirm its current condition and availability before finalizing your plans.
Can you help us prepare an area for filming?
Yes. Depending on the request, we may be able to assist with moving items, preparing approved areas, operating farm equipment, or making reasonable temporary changes. Tell us what you envision and we'll discuss what can be accomplished safely.
